Most companies price the two identically, which tells you they haven't done many garages. Junk removal is “take this pile away” — the decisions are already made and somebody just needs a truck. A garage cleanout is the opposite: the pile doesn't exist yet, and making it is the hard part.

The honest caveat: these are sizes, not guarantees. A “two-car garage” can mean half a truckload or three. That's exactly why we quote from photos first and confirm on-site before anything moves — so the number you hear is the number you pay.
Garages here have a particular character, and it's worth knowing what you're likely to find before you start.
None of that surprises us, and none of it changes the price. It's just what a garage in Broward County looks like after twenty years.
Standard pricing does not automatically include paint, chemicals, fuel, propane tanks, hazardous materials, medical waste, tires, large quantities of construction debris, extremely heavy commercial equipment, or other regulated materials.
Please tell us about these when requesting your estimate. Some may require an additional fee, some need a specialty disposal provider, and some we can't accept at all. A Quick Clear is up to 90 minutes. A Garage Reset is up to three hours. A Complete Garage Transformation runs up to five. How long yours takes depends as much on the sorting as on the volume — a garage where every decision is easy moves twice as fast as one where they aren't.
No — the sorting is the service. The only prep that helps is pulling the two or three things you definitely want to keep off to one side or into the house, so there's no ambiguity while we work.
We organize. Light organization is included with the Garage Reset and fuller organization comes with the Complete Garage Transformation — like with like, heavy and frequently used at waist height, seasonal up high, hurricane supplies together and reachable.
No. You stay in control of what stays and what goes, on every item. Our job is to keep the process moving and do the carrying, not to overrule you about your own belongings.
Yes, that's included. Wall shelving, overhead racks, workbenches, and cabinets all come down as part of a cleanout. We patch nothing — you'll see anchor holes — but the units go.
After the walkthrough and price approval, yes. We can do that walkthrough by video call if you can't be there in person, then work while you're out and text photos when the garage is empty.
Say so and it comes back off the truck. Nothing is compacted or destroyed on-site — it's a straight load. Once we've left the property, though, we can't retrieve it.
