Clearing a parent's house is not a junk removal job. We work slower, we set aside anything personal, and we document where things went.
This is an additional service. Our core work is garage cleanouts, decluttering and organization in Cooper City and Southwest Ranches. We take this work on for local customers, and it is priced the same honest way — but if the garage is the real problem, start there.
Most of the work we do is straightforward: a garage is full, it needs to be empty, speed is a virtue. Estate cleanouts are not that. Someone has died or moved into care, a house full of forty years of accumulation has to be dealt with, and the person calling us is usually exhausted, grieving, and coordinating with siblings who each have an opinion.
Speed is the wrong goal here. What people actually need is a crew that will slow down, ask before making a call, and not treat a lifetime of belongings like a pile.
We walk the whole property with you before we quote — house, garage, shed, attic, and the storage unit if there is one. You'll get a written scope and price covering all of it.
Nothing moves until the family is done. We can hold a scheduled date open while relatives fly in, and we'd rather push a week than rush that part.
Photographs, documents, letters, jewelry, military items, and anything that reads as personal gets set aside in a labeled box for you, not thrown out on our judgment.
You get an itemized summary of what was donated, where, and what went to disposal — useful for executors, probate, and family members who weren't there.
Things get thrown out in estate cleanouts that shouldn't be, usually because the crew didn't know to look. We check:
Anything we find goes in the labeled box. We do not make judgment calls about what matters to your family.
Estate cleanouts are quoted on-site rather than sold as packages, because the variables are real: total volume, whether there's a second floor, how much is donatable, whether a storage unit is involved, and how much of it is heavy. A typical three-bedroom South Florida house runs two to four truckloads.
What we can tell you before we come out is that the quote is a fixed number, disposal fees are inside it, and it does not change once you've approved it. Send photos or schedule a walkthrough and you'll have a real figure within a day.
Working with a realtor or executor? We can coordinate directly with them and work to a closing date. If your HOA, property manager or general contractor requires vendor documentation before we come through the gate, tell us when you request your estimate and we'll provide what we can. Estate work is frequently on a deadline — tell us the date and we'll build around it.
A meaningful share of these calls aren't estates at all — they're a parent moving from a four-bedroom house in Cooper City to a two-bedroom in a community, and forty years has to become what fits. That's harder emotionally in some ways, because the person is present for every decision.
We work at whatever pace that requires. If it takes three visits over two weeks, it takes three visits. We'd rather that than have someone feel steamrolled in their own home.
A typical three-bedroom house is one to two full days with a crew. Larger properties, or ones where family is still sorting, get split across multiple visits at no penalty.
Yes, and we do it often. We'll do the walkthrough by video call, send photos throughout, and coordinate access with a neighbor, realtor, or property manager.
We set them aside for you. We are a hauling company, not an estate buyer, and we don't take possession of anything with resale value. If you want an appraiser or estate sale company involved, do that before we come.
Yes. Include it in the walkthrough and it gets covered in the same quote. Storage units are usually smaller loads than people expect but almost always contain something the family wants.
Per cubic foot, no. The total is higher because the volume is higher — a whole house is several truckloads rather than one. The rate structure is the same.
